Getting started with Fructus Compliance

A tour of the Compliance area: where upcoming dates appear, how the register is organised and how to open a record.

Last updated:

Before you start

  • Access to a Fructus organisation that contains at least one property.
  • Compliance in the left-hand Operations menu.
  • A rough list of the certificates and checks you already hold, so you can compare it with what is recorded.

Open the Compliance overview

The overview is the organisation-wide starting point. It brings approaching deadlines and the unified register onto one page.

  1. Select Compliance in the Operations menu

The page opens with a short statement of purpose and two actions in the top right: Record inspection and Add certificate.

  2. Read the upcoming list first

The upcoming panel lists records and tenancy obligations by how close their recorded date is, with badges such as "13 days overdue" or "In 18 days". Use it to decide what to look at today.

  3. Scroll to the Compliance register

Beneath the upcoming list, the register holds property certificates, inspections and tenancy obligations in one list. Tenant delivery rows sit beneath the certificate they relate to.

Understand the register tabs and filters

  1. Use the tabs to change the view

All shows everything. Property shows certificates held against properties or units. Tenancy shows per-tenancy obligations. Action needed gathers overdue and needs-review items. Upcoming shows approaching dates. Completed shows items recorded as complete. Counts beside a tab show how many items it currently contains.

  2. Narrow the list with filters

Use Search register for a keyword such as a category name, then choose from All properties, All tenancies and Any status. Select Clear to reset every filter at once.

  3. Note the difference between overdue and needs review

Overdue reflects a recorded date that has passed. Needs review means something about the record, such as applicability or a tenancy transition, should be checked by a person. A needs-review badge is not automatically a missed statutory deadline.

Open a record

  1. Select a row in the register

Each row opens a detail panel showing the property, the type, the recorded status, issue and expiry dates, the responsible contact, notes, history and attached documents.

  2. Close the panel to return to the list

Your tab and filter choices remain in place, so you can work through a filtered list one record at a time.

Frequently asked questions

Which compliance categories can I record?

Demonstration workspaces include EPC, Insurance, Gas Safety, EICR, Emergency Lighting, Fire Risk Assessment, PAT, Asbestos, Fire Alarm and Legionella. Treat this as examples of what can be recorded, not as a complete legal checklist. Which records apply depends on your properties.

Does a green or valid status mean my property is compliant?

No. A Valid status describes the recorded dates for that particular record, not a whole-property result. Keep the record’s dates and supporting evidence accurate.

Where do I start if nothing is recorded yet?

Begin with one property. Add its certificates, attach the supporting documents and then review its tenancy obligations before moving to the next property.

Does Fructus confirm that my property is legally compliant?

No. Fructus helps you organise compliance records, monitor deadlines and manage supporting evidence. Compliance information reflects the records and dates entered into your workspace and does not constitute an independent legal assessment or certification. Requirements vary depending on the property and circumstances, so seek professional advice where appropriate.
