Turn scattered paperwork into a clearer compliance review.
Certificates in one inbox, inspection notes in another, a renewal date in someone's head. Here is what typically goes wrong across a growing portfolio, and what Fructus records instead.

See upcoming and overdue compliance requirements before they become bigger problems.
Recorded certificate expiry dates and tenancy requirement dates help you distinguish what is overdue, what is approaching and what needs review. The Compliance overview brings those upcoming and overdue items together. Fructus also supports automatic email reminders for supported compliance requirements once you enable Send automatic reminders in Settings → Compliance reminders and save your settings. Review the recorded dates regularly alongside those reminders.
- Overdue, needs-review, upcoming and completed views
- Recorded expiry dates alongside status badges
- Compliance dates also listed in Events & Reminders
The overview at the top of this page shows this view in full.
Keep every certificate connected to the right property.
A Gas Safety record in Fructus shows the property it covers, its recorded status, issue and expiry dates, the responsible contact, notes and the documents attached to it. When a renewal comes round, the existing record opens for editing rather than starting a disconnected entry. Supporting files remain in the wider property document record.

Manage tenancy obligations, not just property certificates.
Holding a certificate is not the same as evidencing that a tenant received it. Fructus keeps tenancy obligations in the same register but separate from the certificate: you record when a document was provided and any acknowledgement evidence you hold. Fructus does not automatically email tenants or collect acknowledgements for you. These records sit alongside tenancy management.
- Tenancy-specific requirements, including Right to Rent records
- Recorded delivery dates and acknowledgement evidence
- Explicit not-applicable status where recorded facts support it
- Additional requirements against a tenancy
Record inspections and the actions that follow.
Inspections are recorded separately from certificate dates, so a finding and its follow-up do not disappear into a notebook. The form captures the date, property or unit, inspector, result, notes and whether follow-up is required. Repairs that come out of an inspection can be tracked in property maintenance. The screenshot shows the genuine form before saving.

Keep your compliance evidence organised.
Certificate files live in your organisation's private document library, searchable across properties and linked to the compliance record they support. Document controls distinguish current, historic and archived files. For a wider look at structuring landlord paperwork, read our guide to landlord document management.

Stay in control across your whole portfolio.
Filter the central register by property, tenancy and status, or search for a category such as asbestos, instead of opening each property in turn. Property records link straight to their compliance, and the same information connects to portfolio management. See how this fits a wider property portfolio dashboard.
Manage compliance wherever you are
Review upcoming deadlines, identify overdue requirements and check what needs attention from your phone. Fructus keeps your compliance information accessible whether you're at your desk, visiting a property or working on the move.

Property compliance software, answered.
What is property compliance management software?
It is software for recording and organising the compliance information behind a property portfolio: certificates, inspections, expiry dates, tenancy obligations and supporting documents. Fructus keeps those records in one register connected to each property, so you can see what is upcoming, what is overdue and where the evidence is held.
Can Fructus track gas safety certificates and EICRs?
Yes. Gas Safety and EICR records can be held against the relevant property with issue and expiry dates, a responsible contact, notes and linked documents. The demonstration data also includes categories such as EPC, insurance, fire risk assessment, PAT, asbestos and legionella. Which records apply depends on your properties.
Can I manage compliance across multiple properties?
Yes. The organisation-wide register brings records from every property together, and you can filter by property, tenancy and status or search by keyword. Each property also links through to its own compliance records.
Does Fructus track evidence provided to tenants?
Fructus lets you record tenant delivery details, such as the date a document was provided and any acknowledgement evidence, against the tenancy and separately from the certificate itself. Fructus does not automatically email documents to tenants or collect acknowledgements on your behalf; delivery is something you carry out and record.
Can I record property inspections?
Yes. The inspection form records the property and unit, inspection type and date, inspector, result, notes and any follow-up required, so inspections are kept separately from certificate dates.
Does Fructus guarantee that my properties are legally compliant?
No. Fructus is a record-management tool. Statuses reflect the information you record, not a legal assessment. Obligations vary by property, tenancy, location and circumstances, so take professional advice where you need it.
Compliance works best beside the rest of the record.
Less chasing paperwork. More control over your portfolio.
Your properties, compliance records, inspection history and supporting evidence shouldn't live in separate systems. Bring them together with Fructus and make property compliance easier to manage.
