Demo data: Northstar Property Partners is a fictional organisation used for demonstration and marketing purposes. The listed property shown is a fictional example in the Listed state; it is not a completed sale. Properties, people, agents and figures shown do not represent real client data.

Start with the facts behind the property.
Keep recorded acquisition dates, purchase prices, addresses, property types, ownership relationships and portfolio assignments alongside the asset itself. Establish a useful property record that can support management as circumstances change.
- Acquisition date and purchase price, recorded by you
- Ownership and tenure recorded separately
- Properties associated with portfolios
- Units associated with the property
- Owned, leased, occupied and let kept as distinct relationships
These are user-recorded facts. Fructus does not carry out conveyancing, Land Registry or title verification, or automate an acquisition workflow. In this demonstration record the separately stored valuation is dated before acquisition, so no value uplift should be read from it.

Keep the property connected to everyday management.
Property records do not stop at acquisition. Bring together relevant units, leases, occupancy information and links to maintenance, compliance, events and documents, without losing sight of the underlying asset.
- Property overview and status
- Portfolio association
- Unit breakdown and recorded occupancy
- Contractual rent where applicable
- Links to maintenance, compliance, events and documents
Contractual rent is expected rent under recorded agreements, not proof of cash received. Not every property needs units, tenants, maintenance jobs or every other module record.

Keep value and borrowing in context.
View recorded property valuations alongside borrowing information and estimated equity where the necessary information is available. Keep the financial position of an asset visible without confusing recorded value, asking price and realised proceeds.
For valuations, facilities and loan-to-value in more depth, see Property Finance.
- Recorded valuation
- Recorded with a date and source. Not an automatic market valuation or professional appraisal.
- Borrowing
- Depends on the facilities and balances you record. A missing balance is treated as unknown, not as zero debt.
- Estimated equity
- Recorded value minus known debt where both are complete. Not guaranteed sale proceeds after fees, tax or redemption.
- Asking price
- Held on the sale record, separate from recorded asset value.
- Capital uplift
- A calculation from recorded figures. Not automatically realised profit, and no disposal tax is calculated.
Know which properties are on the market.
Use the dedicated For Sale view to identify properties being marketed. Keep the asking price, selling-agent details and sale-process information associated with the relevant property record.
- ListedA new sale attempt starts here.Shown on this page
- Under Offer / SSTCRecord an agreed price and notes.
- SoldRequires a final price and completion date.
- WithdrawnEnds the attempt; the property stays operational.
The demonstration contains only a Listed property, and no sale transition was performed for these screenshots. A listed or under-offer property remains owned and operational until completion; its occupancy is recorded separately. Fructus does not publish to property portals, manage buyers or viewings, integrate with estate agents or handle conveyancing and legal completion.
The For Sale view narrows the directory to properties being marketed.

Keep the history connected to the asset.
Property information remains useful after circumstances change. Fructus records sale-process events and keeps property-linked information associated with the underlying asset, supporting continuity between current management and historical reference.
The image shows a historic compliance document on an active property, not a sold property or version history. The disposal model is designed to retain records rather than delete them, and excludes completed disposals from current property value and contractual rent from the effective completion date. It does not automatically close leases, compliance, maintenance, reminders or debt facilities, and is not guaranteed permanent storage. Post-sale retrieval has not been verified in the demonstration.

Check a property's position wherever you're working.
Review the recorded sale position of a property through the responsive Fructus web application, including its status, asking price and associated sale details.
Fructus runs in your phone browser; there is no native mobile app. The image is a crop of the card, not a full-screen capture.
The records around the property.
Property lifecycle, answered.
It means keeping a connected property record as an asset moves through acquisition, ownership, day-to-day operation, sale and historical reference. Fructus brings the relevant recorded information into one management context.
Yes. Fructus supports recorded acquisition dates, purchase prices, ownership and tenure information for relevant properties. These are user-recorded facts, not independent legal or title verification.
Yes. The property directory includes a For Sale view, and individual properties can hold recorded listing information and sale-process details.
No. A property that is listed or under offer remains within current operational property reporting until its effective completed disposal. An asking price is not treated as a realised sale value.
Fructus has an implemented disposal model intended to retain the property and its linked records for historical reference while excluding completed disposals from current property financial reporting from the effective completion date. The available demonstration has not independently verified a completed-sale retrieval journey.
No. Fructus helps organise and track property information and recorded sale status. It does not replace solicitors, tax advisers, lenders or the legal and accounting work required to complete a disposal.
Keep every stage of your property under control.
From the first recorded acquisition details to everyday management and sale tracking, keep the property information you need connected.
