Every commercial lease, in one register.
Record and review each commercial lease with its counterparty, linked premises, term, status, rent direction and the next decision due. Search or filter by property, counterparty or status to see where your lease exposure sits.
Meridian occupies its premises under leases, so the register above shows rent payable to landlords. A commercial landlord would see rent receivable from occupiers in the same register.
Lease terms and break clauses, structured.
Each lease record brings the commercial terms together: when it starts and ends, what rent is recorded and how often it falls due, when rent reviews are scheduled and which break options exist.
Break clauses are recorded as structured data rather than a line of free text, so Fructus can work out the date by which notice must be given.
- Commencement and expiry dates
- Recorded monthly rent and annual equivalent
- Payment frequency and rent review dates
- Structured break clauses with notice periods
- Calculated notice deadlines
- Recorded conditions and clause status
Deadlines are calculated from the dates and notice periods you record. Legal validity, notice service and whether conditions are met stay with you and your advisers.
Rent payable, receivable and the cost of occupation.
The same lease can mean income or cost depending on which side of it you sit. Fructus records the rent direction on every lease, so landlords and occupiers each see their own position.
The Meridian commitments view shown here contains rent payable and occupation costs only; it is an occupier's view, not receivable income.
Record rent receivable from commercial tenants, linked to the property and, where appropriate, units.
Record rent payable to landlords and separately track service charges, business rates, insurance, utilities and other occupation commitments.
Shown in the Meridian screens on this page.See the annualised picture across an operating estate.
The operating estate view annualises recorded rent payable and occupation commitments, and filters by property or portfolio, so a multi-site operator can compare premises side by side. Wider portfolio views are covered in portfolio management.
Totals reflect what has been recorded. Premises without recorded commitments remain visible; missing cost data is not assumed to be zero. Fructus does not make payments, reconcile bank transactions or produce IFRS 16 figures.
See lease decisions before they are due.
Recorded lease dates feed Events & Reminders, so expiries, rent reviews, break dates and notice deadlines sit in one timeline across the estate. Start a renewal or review conversation with time to prepare.
- Lease expiries
- Rent review dates
- Break dates
- Calculated break notice deadlines
Events & Reminders supports planning and decisions; it does not serve notices on your behalf.
Lease documents and responsibilities, kept together.
Keep the agreement next to the lease it governs, with review and break correspondence filed alongside. Record who carries repairing and compliance responsibility, who bears each cost and who to contact.
Responsibilities are recorded for reference, not interpreted or certified. Compliance evidence sits in property compliance, and wider files in documents and the property lifecycle.
- Linked lease agreements
- Rent review and break correspondence
- Supporting documents
- Repairing and compliance responsibility
- Cost-bearing party and responsible contacts
Connect each lease to the premises it covers.
Open a property and see the lease under which your organisation occupies it. Superior and occupational leases connect to the premises they relate to, so the property record shows how you hold it.
An estate can mix freeholds you own with premises you lease. Owned properties are recorded through property ownership; leased premises are recorded through their lease, so an organisation occupying its own building never has to appear as its own tenant.
- Occupational and superior leases linked to premises
- Owned and leased premises in one estate
- No need to record yourself as your own tenant
Check a lease from site.
Fructus runs in the web browser on desktop, tablet and phone. Review lease terms, dates and commitments from a store visit or a landlord meeting, with the same records your team uses at a desk. There is no separate app to install.
Commercial lease management, answered.
Can Fructus manage commercial leases as well as residential tenancies?
Yes. Commercial leases are recorded with their counterparty, linked premises, term, rent, break clauses and rent reviews. Residential tenancies are covered separately in Tenancy Management, and both sit in the same organisation and property records.
Can I track rent payable and rent receivable?
Yes. Each lease records its rent direction: rent receivable from a commercial tenant if you are the landlord, or rent payable to a landlord if you occupy the premises. Fructus records and reports these amounts; it does not collect or pay rent.
Can I record commercial lease break clauses and notice deadlines?
Yes. Record a break clause with its break date, notice period, conditions and status, and Fructus calculates the notice deadline from that structured information. It does not assess whether a break is valid or serve notices.
Can I track rent reviews and lease expiry dates?
Yes. Record rent review dates and lease expiry dates against each lease. They appear in Events & Reminders alongside break dates and notice deadlines. Rent reviews are recorded dates; Fructus does not apply uplifts automatically.
Can I manage service charges and other occupation costs?
Yes. Record service charges, business rates, insurance, utilities and other occupation commitments separately from rent, and review annualised totals filtered by property or portfolio. Totals reflect the costs you have recorded.
Can I keep commercial lease agreements and documents together?
Yes. Link lease agreements, rent review correspondence, break correspondence and supporting documents to the lease and its premises, alongside recorded repairing and compliance responsibilities, cost-bearing party and responsible contacts.
Leases sit inside the wider property record.
Bring your leases back to the premises.
Replace scattered lease schedules and folders with connected records: terms, rent payable or receivable, break dates, occupation costs and agreements, linked to the properties they cover.
