Property finance management software
Understand the numbers behind every property.
Bring valuations, investment costs, borrowing and contracted rent together in Fructus. See your financial exposure across every property you hold, then open any single property to see the numbers behind it.

See the borrowing behind your portfolio value
Once you hold several mortgaged properties, a lender-by-lender spreadsheet stops telling you where you stand. Fructus totals the borrowing recorded against each property into one portfolio view, so you can judge overall exposure before refinancing, buying or selling.
- Recorded portfolio debt
- Recorded outstanding balances brought together in one figure.
- Weighted loan-to-value
- Debt measured against recorded values, weighted by size.
- Scheduled debt service
- The repayments your facilities commit you to.
- Valuation coverage
- How much of the portfolio has a recorded value behind it.
From the portfolio totals, open an individual property to see the facility and valuation that make up its share.
Figures reflect the balances you record. Fructus does not connect to lenders or verify balances.
Understand your property values and equity
Record what you paid and what you have spent improving a property, add its latest valuation, and Fructus sets capital uplift and estimated equity side by side, as shown in the investment screen above.
- 01Purchase priceWhat you paid
- 02Renovation costsRecorded improvement spend
- 03Current valuationYour latest recorded value
- 04Capital upliftIn pounds and as a percentage
- 05Estimated equityIn pounds and as a share of value
Values and equity are estimates from figures you record, not independent valuations or realised profit.
Keep every valuation, dated and on record
Each time a property is valued, for a remortgage, a sale appraisal or your own review, add it as a dated entry. The history stays with the property, alongside its active finance, so you can see how its recorded value has moved and what it is based on.
- Dated valuation entries per property
- History kept, not overwritten
- Active finance shown alongside the value
Valuation history is a record of entries you add. Fructus does not forecast values.
Keep every property loan organised in one place
Record each mortgage or facility against the relevant property: lender, outstanding balance, interest, scheduled payments and maturity date. See property-level LTV, keep supporting offers and statements alongside where available, and spot refinancing dates before they arrive.

Can Fructus track property values and equity?

Can I record mortgages against individual properties?
Yes. Each property can hold its finance facilities, including lender, outstanding balance, interest rate, scheduled payments and maturity date.
Does Fructus automatically collect rent or connect to my bank?

Yes. The contracted rent roll brings rent together across your portfolio, with a property-level breakdown and estimated rental values for vacant units where recorded.
Does Fructus replace my accounting software?
