A clearer view of your property portfolio
Group properties into portfolios, then move from the portfolio overview straight into any individual property. Each property keeps its own record: address, units, occupancy, current tenancy and its relationship to your organisation.
The portfolio view also surfaces recorded figures. Those belong to property finance; here, the point is organisation — knowing which properties sit where.

Fructus organises properties and their recorded relationships. It is not a legal ownership hierarchy or a beneficial-owner register.
Not every property you manage is one you own
Fructus records how your organisation relates to each property. Distinguish a client's building, your leased operating premises and property interests you own when reviewing your portfolio.
- Owned freehold
- You hold the freehold interest. This describes your property relationship, not whether the property has borrowing against it.
- Held leasehold
- You hold a leasehold interest in the property, distinct from holding its freehold.
- Occupational lease
- You occupy premises under a lease, typically for your own operations. You use it; you do not own it.
- Managed for client
- You manage the property on behalf of a client. The recorded relationship distinguishes it from property your organisation owns.
From acquisition to disposal
Record when a property was acquired, what was paid and what was spent on renovation. Keep its details current while you hold it. When you decide to sell, mark it as listed with a listing price, move it under offer, or withdraw it from sale.
Review the recorded lifecycle status and history alongside the property details. A for-sale record is a different stage from a completed disposal.
- 01AcquireAcquisition date, purchase price and renovation recorded.
- 02HoldDetails, tenancy and documents maintained over time.
- 03ListFor-sale status and listing price recorded.
- 04ReviewUnder-offer and withdraw actions alongside recorded history.
A listing is not a completed sale. Fructus records status and history for your reference; it does not handle conveyancing, Land Registry submissions, title verification or legal completion.
Ownership records and supporting evidence
Keep documents with the property they concern instead of across inboxes and shared folders. Files are organised by category, such as compliance certificates, tenancy agreements, inspection reports and correspondence.
The property documents area is also the natural home for title documents, insurance, surveys, plans and acquisition files. See documents and property lifecycle.
Uploading a document keeps it in context. It does not verify legal ownership.
Connected, but answering different questions
Ownership answers
- What properties do we own?
- Where is each one in its lifecycle?
- Which records and documents belong to it?
- Which properties are listed or under offer?
Finance answers
- What are our recorded property values?
- What borrowing is associated with each property?
- What is our recorded equity and LTV?
- What rental income is contracted?
Property records that stay connected
Ownership is the starting point of the property record, not a register that does everything on its own. Each feature area adds its part to the same property.
The same record on the move
Fructus runs in your phone's browser. Check a property's relationship, tenancy and portfolio on a site visit, with no separate app to install.

Property ownership, answered.
Can Fructus manage properties across multiple portfolios?
Yes. Properties can be organised into portfolios within your organisation. Each portfolio overview shows the properties it contains, and you can open any property to review its own record, relationship, tenancy and documents.
Can I distinguish owned properties from properties I manage?
Yes. Each property records its relationship to your organisation: Owned freehold, Held leasehold, Occupational lease or Managed for client. This keeps owned assets, leasehold interests, premises you occupy and client properties you manage clearly separate, rather than treating everything as owned.
What happens to property records when a property is sold?
Marking a property as listed is not the same as completing a sale. Review the recorded lifecycle status, listing information and history alongside the property record. Any finance records associated with the property should be reviewed and updated separately; Fructus does not handle conveyancing or legal completion.
Can I keep property documents alongside property records?
Yes. Documents can be stored against the property they relate to and organised by category, such as compliance certificates, tenancy agreements, inspection reports and correspondence. Storing a document in Fructus keeps it in context; it does not verify legal ownership.
How does property ownership connect to property finance?
They use the same property record but answer different questions. Ownership covers what you hold, its relationship and lifecycle. Finance covers recorded values, debt, equity, LTV and contracted rent. Contracted rent is not the same as rent collected, and current equity is not realised profit.
