Demo data: Northstar Property Partners and Meridian Retail Group Ltd are fictional organisations used for demonstration and marketing purposes. Properties, people, documents and figures shown are illustrative and do not represent real client data.
Find the right document without searching through folders.
Every file your organisation uploads sits in one library rather than a tree of nested folders. Type part of a filename, or narrow the list by category or property, and the matching records remain alongside the property they belong to.
Categories give the library a consistent structure, so certificates, agreements, insurance and finance paperwork can be reviewed as groups across the portfolio.
- One document library for your organisation
- Search by filename
- Filter by document category and by property
- Current documents shown apart from historic and archived ones
- The linked property record shown beside each file
Search matches filenames and the details you record. Fructus does not read file contents, use AI search or classify documents automatically; you choose each category.

Keep the paperwork with the property.
When a document is linked to a property, it appears on that property’s page. Reviewing an asset means its supporting records are already in front of you, not in a shared drive or someone’s inbox.
The same property records connect to property compliance, so the paperwork and the record it supports stay in the same place.
- Documents linked to the property they describe
- Certificates, insurance, surveys and other supporting records
- Open documents from the relevant property page
- Fewer disconnected folders and scattered files

A straightforward way to add and organise files.
The upload form lets you select a file, give it a document category and link it to a property. Where the category supports it, you can also link the file to a related record such as a unit, tenancy or lease.
The form shows the accepted formats and the 25 MB limit before you upload.
- Supported formats
- PDF, Word, Excel, JPG, PNG
- Maximum per file
- 25 MB
Files are added one at a time through the portal. The relationships offered depend on the category you choose. There is no bulk migration service.

Agreements and correspondence where they belong.
Tenancy agreements and related correspondence can sit with the residential tenancy they concern. Commercial lease documents can sit with the property and the lease, such as the occupational leases a business holds for the premises it occupies.
Agreement terms are managed in tenancy management and commercial lease management; the documents keep the property and agreement context together.
Fructus stores agreements you have already prepared. It does not offer e-signatures, lease drafting or automatic legal notices.

Keep supporting evidence connected to the record.
Link a certificate or test report to the compliance record it supports, and open it from that record later. When a record expires, its evidence is not discarded: it moves into the historic view, separate from current documents.
- Link evidence to compliance records
- Open existing evidence from the record
- Historic documents kept apart from current ones
Uploading evidence does not verify a certificate, prove legal compliance or update the underlying compliance record. Fructus is not a certification or compliance verification service.
Evidence on a compliance record
A PAT testing record with its linked evidence. The record shown is expired; it illustrates the link between evidence and record, not current compliance.

Historic documents
The historic view, made up primarily of evidence linked to expired compliance records, kept available but separate from current documents.

Property records available to the right people.
Your document library belongs to your organisation and is reached through the authenticated Fructus portal. Each file keeps its category and its links to the relevant property records. The edit form shows the filename as read-only and lets you update the category and linked records.
- A private library for your organisation
- Access through the signed-in Fructus portal
- Update a document’s category and linked records

In a phone browser
Fructus is a responsive web application, not a native mobile app. Sign in from a phone browser to browse the same document library you use at a desk.
Larger screens remain better for wide registers, which is why the desktop views on this page can be scrolled and enlarged.
Document management, answered.
You can upload the records that support your property operations, such as leases and tenancy agreements, certificates, inspection records, insurance, surveys, finance documents and correspondence. The upload form accepts PDF, Word, Excel, JPG and PNG files up to 25 MB each, and each file is given a document category. Fructus stores and organises the files; it does not read, extract or verify their contents.
Yes. A document can be linked to a property and, depending on its category, to a related record such as a unit, tenancy, lease or compliance record. Linked documents then appear on the relevant property and record screens. The related records available depend on the category chosen, so links follow the structure of your portfolio rather than being arbitrary.
Yes. The organisation document library can be searched by filename and filtered by document category and by property, and current documents are shown separately from historic ones. Search works on filenames and the details you record; Fructus does not search inside file contents or classify documents automatically.
The document library can be viewed as Current, Historic, Archived or All. Historic documents are primarily evidence linked to expired compliance records, shown separately from current documents so earlier evidence remains available to review. This is not automatic retention when a property is sold or an agreement ends, and it is not document version history.
Yes. Evidence such as a certificate or test report can be linked to the compliance record it supports and opened from that record. Storing a document does not verify the certificate, prove legal compliance or update the dates and status of the underlying compliance record, which you maintain separately.
Yes, through your browser. Fructus is a responsive web application rather than a native mobile app, so you sign in to the same authenticated portal on a phone to browse your organisation’s document library.
