Report

Record every repair in the right place

When a tenant reports a leak or an inspection flags a fault, Report maintenance creates a record against the property straight away — and against the individual unit where the building is split into flats or lets.

For landlords and larger portfolios alike, the same form captures what matters from day one, so later updates have a consistent place to land.

  • Property and, where applicable, unit
  • Title, description and priority
  • Reported date
  • Assigned contractor
  • Target completion date and cost

Track

Know what's outstanding, what's progressing and what needs attention

Statuses, priorities, contractors and target dates sit on each job, so you can understand what needs action without searching through spreadsheets, emails and individual property files.

Status and priority on every job

Open jobs show their recorded status and priority, and the overview separates work needing attention from the rest.

Contractor and target date

Edit a job to assign a contractor and set or move the target completion date as the work progresses.

Estimated and actual costs

Record what the job was expected to cost and what it actually cost, kept with the job rather than in a separate sheet. For the wider financial view, see income and performance.

Portfolio

One view across multiple properties

The Maintenance overview groups outstanding jobs by property, with search, status and priority filters for narrowing a portfolio-wide review. Open an individual property and its maintenance is right there on the record.

Portfolio-level oversight and property-level detail use the same records, so nothing has to be reconciled between them. See how this fits portfolio management and a wider property portfolio dashboard.

Deadlines

Keep repair deadlines visible

Maintenance target dates appear in the Events & Reminders diary beside compliance, tenancy and other property dates, so overdue work stands out when you review the week ahead.

Review these dates in Fructus. A recorded target date is not confirmation that an email or contractor notification has been sent.

History

Keep a record of completed repairs

Completed and closed jobs move into the maintenance history rather than disappearing once the immediate issue is fixed. Revisit what was done, when, and what it cost where those details were recorded — useful when the same boiler fails again or a buyer asks about past work.

The job detail includes a maintenance documents area for photos, invoices and files linked to that job. Keep supporting documents alongside the record where present, or explore property document management.

Mobile

Manage maintenance wherever you're working

Fructus runs in your phone's browser. Check open jobs on a property visit, review what needs attention between appointments, or open a job to see its contractor and target date — no separate app to install.

  • Responsive web app, no download required
  • Overview and job details on the move
  • The same records you see at your desk

FAQs

Maintenance software, answered.

What is property maintenance management software?

It is software for recording and organising repairs and maintenance work across your properties. Fructus keeps each job against its property or unit, with priority, status, contractor, dates and costs, so you can see what is outstanding and what has been completed.

Can I track maintenance across multiple properties?

Yes. The Maintenance overview brings outstanding jobs from across the organisation together, grouped by property, with search, status and priority filters. Each property record also shows the maintenance linked to it.

Can I record contractors and costs against a job?

Yes. A job can record an assigned contractor, a target completion date and estimated and actual costs. These fields record job information; they are not confirmation that a contractor has been contacted or paid.

Where can I review maintenance deadlines?

Maintenance target dates appear in the Events & Reminders diary, where overdue items are visible. Review these dates in Fructus; a recorded target date is not confirmation that an email or contractor notification has been sent.

What happens to completed jobs?

Completed and closed jobs move into the maintenance history, where the recorded details, dates and costs remain available for reference.
