What is Fructus?
Fructus is property portfolio management software being developed to help property owners and organisations manage portfolio information in one connected place. The product is being designed around the relationship between portfolio, ownership, property, finance, tenancy, income, costs, compliance, maintenance, documents and disposal rather than treating each area as a separate record. Fructus is currently in development.
What problem is Fructus designed to solve?
As a property portfolio grows, important information often becomes spread across spreadsheets, emails, folders, calendars, accounting systems and individual property-management tools. Fructus is being developed to give owners a clearer property-level and portfolio-level view by keeping information connected to the asset and ownership structure it relates to.
How is Fructus different from traditional property management software?
Many traditional property-management systems are designed primarily around letting-agent workflows such as tenant communication, rent collection and property-management operations. Fructus is being designed from the perspective of the property owner and portfolio itself, with greater emphasis on ownership structures, portfolio finance, asset values, leverage, income, costs, compliance, maintenance, documents and long-term property history. This does not mean one approach is universally better. Who is Fructus designed for?
Fructus is being designed for three main groups: private landlords and property investors; corporate landlords and property companies; and operating businesses managing leased estates or multiple locations. The common requirement is the need to understand and manage multiple properties as a portfolio rather than as isolated records.
Is Fructus suitable for individual landlords?
Yes. Fructus is being designed for private landlords and property investors as well as larger property organisations. Is Fructus designed for letting agents?
Fructus is not being designed primarily as letting-agent software. The core product is centred on property owners and organisations that need visibility across their own property portfolios. Letting-agent workflows may overlap with parts of property management, but Fructus’s primary operating model is owner-centric rather than agent-centric.
Can property companies use Fructus?
Yes. Fructus is being designed to support property companies that own or manage multiple assets and need to understand individual properties alongside the wider portfolio. This includes situations where assets are held through different ownership structures or companies.
Can businesses use Fructus for leased locations?
Fructus is also intended to support operating businesses that manage multiple leased properties or locations. The management priorities may differ from those of a landlord — for example lease obligations, property costs, documents, maintenance and estate visibility — but the need to keep property information connected remains similar. Not every commercial-estate workflow is necessarily implemented in the current development version.

What information is Fructus being designed to manage?
Fructus is being developed around a connected property record that can bring together information relating to property details, ownership, values, finance, tenancies, rental income, property costs, compliance, maintenance, documents, contacts, property history and disposal. Not every capability described is necessarily available in the current development version.
Can I see both individual properties and the overall portfolio?
That is a core design principle behind Fructus. The product is being developed so information can be recorded where it belongs — for example against a property, finance record or maintenance event — and then consolidated into a wider portfolio view. The objective is to preserve both detail and context rather than relying only on a portfolio total.
What types of property can Fructus manage?
Fructus is being designed around portfolios rather than a single narrow property type. The intended model includes residential, commercial, mixed portfolios and operating estates. Actual supported workflows will continue to expand as the product develops, so customers should confirm any specialist requirement with Fructus before relying on a specific capability.
Can Fructus replace my spreadsheets?
Fructus is not being positioned on the basis that spreadsheets are bad or unnecessary. Spreadsheets remain useful for modelling, scenarios and custom analysis. Will Fructus track property finance and mortgages?
Property finance is part of the intended Fructus portfolio model. The product is being designed to connect debt and finance information to the property and portfolio so owners can understand factors such as borrowing, equity and leverage in context. Will Fructus track income, property costs, maintenance and compliance?
Income and costs are part of the intended portfolio-management model, with the aim of keeping financial information connected to the property that generated it while still supporting a wider portfolio view. Maintenance and compliance are also part of the property information model Fructus is being developed around. The objective is to connect actions, documents, costs and relevant dates back to the property. Can I manage properties held personally and through limited companies?
Fructus is being designed to represent different ownership structures rather than assuming every property belongs to one owner or company. This can include properties held personally, jointly, through limited companies or through different property-owning entities. The product should not be presented as providing legal or tax advice about which structure to use.
Can Fructus handle multiple SPVs?
Supporting portfolios held across multiple companies or SPVs is part of the intended Fructus ownership model. Can Fructus manage more than one portfolio?
Fructus is being developed around structured ownership and portfolio relationships. The underlying product model is being developed to support those relationships, while broader multi-portfolio workflows will continue to develop as Fructus evolves. A specific multi-portfolio capability should not be treated as currently live unless Fructus confirms it.
What happens when a property is sold?
Fructus is being designed so selling a property does not mean deleting its history. The intended lifecycle is for a sold property to move out of the active portfolio while its historical finance, tenancy, maintenance, document and performance records remain available as part of the portfolio history. This is intended product behaviour and may continue to develop before it is fully live.

Is Fructus available now?
Fructus is currently in development. Early Access is open for property owners and organisations interested in following the product and becoming early users as the platform approaches wider release.
What is Fructus Early Access?
Early Access allows prospective users to register their interest before the full commercial launch. It gives Fructus a way to build an initial group of users whose portfolio-management needs can help inform product development and launch priorities. Guaranteed access dates, discounts or specific benefits have not been promised here.
How do I join Early Access?
Enter your work email in the Early Access form on fructus.tech. Joining the list is the clearest way to follow Fructus as the product develops and to receive the early-access and launch information that you requested.
When will Fructus launch?
Fructus is currently being developed and tested. We will share wider launch information as the product reaches the appropriate stage. Joining Early Access is the best way to stay informed.
How much will Fructus cost?
Commercial pricing has not yet been published. Fructus will share pricing before wider paid availability.

How does Fructus approach property data?
Fructus is being designed around structured property records so information remains connected to the portfolio, ownership entity, property or event it relates to. Access to customer information is intended to follow organisation-based permissions and authenticated access rather than public records. Fructus is still in development, so detailed production security commitments should be confirmed in the customer documentation available at the relevant stage.
Is my information public?
No customer portfolio information is intended to be publicly visible through the Fructus marketing website. Public content such as Fructus Insights is separate from authenticated customer portfolio information. Fructus is being developed around organisation-based access rather than public records.
Where is Fructus customer data stored?
Fructus uses managed cloud infrastructure for application data. More detailed hosting and data-processing information will be published as the production platform and customer documentation are finalised. No specific hosting geography or provider should be assumed from this statement.

Does Fructus replace my accountant, solicitor or property adviser?
No. Fructus is being developed as a property portfolio management tool. It does not replace professional accounting, tax, legal, mortgage, valuation, compliance or investment advice. Where specialist advice is required, users should continue to use appropriately qualified advisers.
Does Fructus guarantee landlord compliance?
No. Fructus can help organise information, documents, dates and property records, but responsibility for understanding and meeting legal obligations remains with the landlord or responsible organisation. Compliance requirements can vary by property, tenancy, jurisdiction and local authority.
