Connected property portfolio management software
Your entire property portfolio, connected in one place.
Spreadsheets list properties; they rarely explain how those properties fit together. Fructus organises your properties and units into portfolios, brings recorded values, debt and rent together, and keeps the underlying property records within reach. For landlords, property companies, managers and leased-estate operators.

One record per property. Every portfolio built from them.
- 01Totals you can explainPortfolio value, debt and rent roll come from property-level entries, so every number traces back to an asset.
- 02Units, not just addressesOccupancy and rent are held per unit, so a multi-let building reads as it really operates.
- 03Context in one placeTenancies, compliance dates, maintenance and documents sit on the same record, not in separate folders.
See the recorded position of each portfolio at a glance.
Each portfolio opens with its totals: how many properties it holds, the recorded asset value, contracted monthly income and the borrowing set against it. The screenshot above shows the Northstar Residential Portfolio. Valuation, debt and equity detail is covered in property finance.
- Owned properties, asset value and monthly rental income
- Current debt, portfolio equity and weighted LTV
- Scheduled debt service and debt by lender
- Owned locations by use: investment, mixed-use, operating
Figures are calculated from the values and balances you record. They are not live market valuations or lender-verified balances.
Organise properties and their units into portfolios.
Group assets into residential, commercial or mixed portfolios and review the property cards beneath the totals. Compare units, recorded occupancy, valuation and rent to identify which properties need a closer look, rather than relying on the total alone. Keep review points in portfolio notes. Explore the financial context in income and performance.
- Multiple portfolios within one organisation
- Property cards with units and occupancy
- Recorded valuation and monthly rent roll per property
- Portfolio notes for the next review
Move from the portfolio total to the property behind it.
Open any property card to review its record: how it is held, which portfolio it belongs to and who occupies it. Owned property and leased operating premises are recorded as different relationships, explained in property ownership, while residential tenant contacts, rent and key dates sit in tenancy management.
Keep tenancy and lease start and end dates, rent reviews, breaks and renewals alongside the property, rather than looking through a separate spreadsheet to understand its current occupation.
- Ownership relationship and portfolio membership
- Current tenancy or lease on the record
- Operational detail one click from the portfolio
Review contracted rent and vacancy across every property.
The rent roll brings tenancy rent together by property, with estimated rental value shown separately for vacant units. Alongside it, the portfolio records monthly lease cost for premises you lease in, so operators see income and occupation cost in the same review.
- Total contracted monthly rent roll
- Occupied rent and vacant estimated rental value
- Property-level breakdown with occupancy
- Monthly lease cost for leased premises
Rent roll reflects rent recorded against tenancies, not payments collected.
Keep certificates, repairs and documents with the property.
Property records link to their compliance records and maintenance jobs, and supporting files stay attached through documents and the property lifecycle, including after a sale.
Review upcoming certificate expiry and inspection dates, follow a repair through its recorded history, and find the supporting evidence without losing the property context. Managing several companies or client estates? See multi-organisation management.
- Certificate and inspection dates with reminders
- Maintenance issues and completed-work history
- Current, historic and archived documents
- Upcoming dates and events across properties
Compliance statuses reflect the dates you record. Fructus is a record-management tool and does not guarantee legal compliance.
Portfolio management, answered.
What is property portfolio management software?
It is software for organising the records behind a group of properties, and the portfolios they belong to, so you can review them together. In Fructus each property keeps its own record of units, occupancy, values, tenancies, compliance, maintenance and documents, and the portfolio view is built from those records.
Can I organise properties into more than one portfolio?
Yes. Create several portfolios within your organisation, such as a residential and a commercial portfolio, and review each one with its own totals, property cards and notes.
Does Fructus handle residential, commercial and mixed portfolios?
Yes, where the records support it. Residential tenancies and commercial leases both sit against the property. Not every field applies to every property, so a portfolio shows the information you have recorded for each asset.
Are portfolio values live market valuations?
No. Portfolio value, equity and LTV are calculated from the valuations and debt you record. They are not independent valuations, and rent roll shows contracted rent rather than rent collected.
Can I combine portfolios held by separate organisations?
Portfolios sit within an organisation. If you work across several organisations, multi-organisation management lets you switch between them; each keeps its own records rather than being consolidated into one portfolio.
Does Fructus replace my accounting software or guarantee compliance?
No. Fructus organises the operational and financial context around your properties. Bookkeeping and statutory accounts stay in your accounting system, and compliance statuses reflect recorded dates rather than a legal assessment.
