Before you start
- The tenancy recorded against its property in Fructus.
- The related property certificates recorded, so delivery rows have a certificate to sit beneath.
- Your own evidence of what was given to the tenant and when, such as a signed receipt or a sent email.
Review obligations for a tenancy
Open the Tenancy tab
The register groups per-tenancy obligations under each property and tenancy. Use All tenancies to pick a single tenancy.
Read the status of each obligation
Obligations carry their own badges. Some may show Needs review where applicability or a tenancy transition should be checked by a person.

Select the row to see the related property and certificate context and any recorded delivery details.
Understand tenant delivery rows
Find the delivery row beneath its certificate
On the Property and All tabs, Tenant delivery rows sit beneath the certificate they relate to, with a Recorded badge and the recorded completion date.
Keep delivery separate from the certificate
A valid certificate does not show that the tenant received a copy. The delivery row records that provision separately. Fructus does not send documents to tenants for you; you provide them and record what you did.
Add an additional requirement
Use this for an obligation that applies to the tenancy but is not already listed.
Select Add requirement
The control sits above the register, beside the note that tenancy checklists add per-tenancy obligations.
Complete the form
Choose the tenancy and describe the requirement using the fields the form provides, including any date it is due.
Save and check the Tenancy tab
Confirm the new requirement appears under the right tenancy.
Frequently asked questions
Does Fructus email documents to tenants?
No. You deliver documents yourself and record the delivery in Fructus. Fructus does not collect acknowledgements on your behalf.
What does Needs review mean on a tenancy obligation?
It indicates that something such as applicability, an exemption or a tenancy transition should be checked by a person. It is not automatically an overdue legal requirement.
Can a requirement be not applicable to a tenancy?
Yes, where the recorded facts support it. See the guide on not-applicable requirements.
Does Fructus confirm that my property is legally compliant?
No. Fructus helps you organise compliance records, monitor deadlines and manage supporting evidence. Compliance information reflects the records and dates entered into your workspace and does not constitute an independent legal assessment or certification. Requirements vary depending on the property and circumstances, so seek professional advice where appropriate.
