Getting Started with Property Maintenance

Find your way around Fructus Maintenance: open jobs, priorities, work needing attention, property groups, filters and completed records.

Last updated:

Before you start

  • Access to your Fructus organisation and a property already recorded in it. Have the correct unit available if the repair concerns one flat, room or other individual unit.
  • Use the screenshots as examples, not live job information. Priorities, dates and costs should reflect your own records.

Open the Maintenance dashboard

The dashboard brings open jobs and work needing attention together across your organisation.

  1. Select Maintenance in the main navigation

Open Maintenance from the Operations menu. Read the Open jobs, Needs attention and Completed summaries to orient yourself.

  2. Review priorities and work needing attention

Open jobs by priority uses Emergency, High, Normal and Low categories. Needs attention highlights jobs with overdue target completion dates. Use the recorded priority and the issue details together when deciding what to address.

  3. Search and narrow the register

Use Search jobs and properties, then the property, portfolio, region, priority and status selectors to focus your review. These selectors narrow the displayed records; they do not change a job’s saved details.

  4. Expand a property group

Under Outstanding jobs by property, select the group’s chevron to review its jobs. Check the property name before opening a job, particularly where similar issues affect several buildings.

  5. Find completed and archived work

The Completed summary and Completed / Archive section provide the starting point for reviewing retained work. Completed and Closed appear as separate labels. Use the maintenance history guide for the archive date filters and property-level records.

Frequently asked questions

Can I track repairs across multiple properties?

Yes. The dashboard groups outstanding jobs by property and provides property, portfolio, region, priority and status filters. Individual property records also have a Maintenance panel.
